Approval Of New Development

The Planning Board is responsible for approval of many types of new development. These include divisions of land to create new buildable lots and site plans for new commercial and multi-family development. State and local laws which govern the process for these approvals are Massachusetts General Laws (MGL) Chapter 40A (the Zoning Act); MGL Chapter 41, Sections 81K – 81GG (the Subdivision Control Law); the Town of Scituate Subdivision Rules and Regulations and the Town of Scituate Zoning Bylaws.

Applications are scheduled for Public Hearings or Planning Board approval when completed application forms, plans and required fees are received at the Planning Board office.  Materials submitted by applicants for a Planning Board meeting MUST be received by 12:00 p.m. one week prior to a Planning Board meeting.  Large scale projects must be submitted in a timely manner so that peer review is complete one week prior to the scheduled meeting.  All material received by the Planning Board in connection with applications is considered public information and can be seen during normal business hours.
